Our clients contacted us for help to buy the property that they were then renting. The landlord had given them a very limited window to buy the property for a discounted price and the opportunity was too good to miss.
Unfortunately, they were unable to get a large enough mortgage based on their income to enable them to purchase the property, and time was of the essence.
The solution
We managed to secure a net bridge of £200,000, interest fully retained, over 12 months. The lender agreed that the loan could be repaid in part by an inheritance (proven via probate, will and solicitors letter) and a new residential mortgage to cover the shortfall.
By us sourcing the right bridging lender – comfortable with their unique exit plan we were able to help our clients & their family stay in their home.
