Our client is a property investor and needed to raise £30,000 quickly to inject into another property investment purchase, the delay in the sale of his current property meant he would likely miss out on the opportunity.
The opportunity was very profitable for the client, so it was important that they did not miss out due to not being able to come up with the money quickly.
The solution
We were able to secure a £30,000 second charge bridge against his current property, valued at £150,000 with a £70,000 first charge mortgage. This allowed him to allowing him to re-invest his funds whilst the sale went through.
When the sale completes the loan will be repaid.
2% lender fee, 1.25% per month interest rate.
