Finding the right bridging loan deal

As with other types of mortgage, there are many types of bridging loan products available. Some of the lowest rates in the market compete with comparable mortgage or commercial mortgage rates.

Residential bridging loan rates are now starting from just 0.37% per month, which is just 4.44% per annum.

How do bridging loans compare with other types of borrowing?

The interest rates charged tend to be higher than with other products such as secured loans, buy to let mortgages and residential mortgages.

Although this is the case, there are times where they may either be more beneficial than, or even work out cheaper than other products.

This is usually the case where borrowing is required for a short time and the increase in interest rate is offset by the fact that the loan can be repaid penalty free.

The way that applications are assessed during the application is also very different. Longer term loans are based around affordability and the credit profile. However, bridging loans applications are more centred around the security offered and the strength of the exit route.

What other points should I look out for when choosing a lender?

The reputation of the lender is a big part of choosing the right product for you. A good bridging loan broker will consider these points for you. We always consider the bigger picture when choosing a funder.

Although the interest rate and fees tend to be the main focus of most borrowers, they don’t tell the whole story. Although everybody expects their exit strategy to work out, there is always a chance that you could fail to repay the loan at the end of the term.

What happens if that’s the case is vitally important. Some lenders will give you the chance to find alternative finance or sell the property, charging you a reasonable default interest rate, or the same rate. Others will charge high default rates of 2-3% per month and may even charge that back to the start of the loan term.

This situation would clearly be hugely detrimental to your financial health and should be avoided at all costs by only working with reputable lenders. Who can apply?

Most bridge loans are taken out by individuals in either a sole name or joint names. If there are more than two applicants, lenders will often consider more, with four or more people regularly taking out loans in joint names.

In addition to borrowing personally, applications are often submitted using a company structure such as ‘Ltd company’ or LLP. When a Ltd company is used, a lender will generally want to take a personal guarantee. This is a guarantee from you personally that the debt will be repaid in full and on time.

We are often asked about Ltd company bridging finance without a personal guarantee. Although most lenders insist, there are some who will negotiate around reducing the personal guarantee or even removing it altogether.

Non-resident individuals, foreign nationals and offshore companies are also able to take out bridging finance in the UK. There are several lenders who are happy to proceed under these circumstances. Pension funds and trusts are also able to borrow, although this is more of a niche area and finding a willing lender would prove very difficult without using an expert.
